Double Bedroom with Ensuite Bathroom

A double bedroom with a private ensuite bathroom is available in a modern 2-bedroom flat from the beginning of November until the end of April/beginning of May.

I’m flexible on the exact move-in and move-out dates (slightly earlier or later can be arranged), although priority will be given to someone who can stay for longer.

You’ll be sharing the flat with Brooke, a British professional in her early 30s.

This is my own flat and where I normally live, so it's very well looked after by me and Brooke, my flatmate.

The flat is a relatively new build, so it’s very warm and damp-free. It’s located in a quiet, green area overlooking the Water of Leith, making it a great place to relax while still being well connected to the city centre.

The flat comes fully furnished and includes:

- Spacious bedroom with double bed
- Private ensuite bathroom
- large wardrobe
- Spacious living room
- Fully equipped kitchen
- Fast broadband
- Private car park

If needed, I can also provide a desk and office chair in the bedroom, making it suitable for working from home.

Location:
- Small Tesco within a 5-minute walk
- Large Asda and Aldi both within a 10-minute walk
- Saughton Park less than 5 minutes away
- PureGym next to the building, plus another gym across the road

Transport:
- Around 15 minutes to the city centre by bus
- Bus stop directly outside the flat with routes 25, 35, 3, 33, 30, X27 and X28
- Routes 22, 2 and 1 also available within a 5-minute walk
Approximately 20 minutes by car to Edinburgh Airport

Rent: £175 per week, including all bills except electricity.
