Direct bus routes to the city centre and beyond (3, 25, 33, 34, x27, x28), Edinburgh Napier a 10-minute walk, and Heriot-Watt around 16 minutes via routes 25, 34, and 35.
Two minutes from your door: a mini market, pharmacy, and takeaway. For the gym crowd 💪, Engage is a 10-minute walk, JD Gym 19 minutes on foot, and PureGym West two bus stops away.

💸 Bills
Not included, split equally. Based on moderate usage, expect £140-£180/month depending on the season: internet (£11 each) 📶, council tax Band C (£86 each), and gas and electricity 🔥.
