Hi! I'm an undergrad student and I’m looking to transfer my lease at Gateway student accommodation.

• £230 per week including all bills
• Ensuite room in a 3bed/3bath flat (3rd floor)
• 30th Aug 2025 - 22nd Aug 2026
• Official Gateway contract so everything's legit and secure
• 29 Montgomery Street, EH7 5BH

The location is incredible - you're 15 mins by bus to George Square, 15 mins walk to Moray campus. Everything you need is right there: Princes Street, Waverley Station, loads of shops all within walking distance. (Plus Calton Hill is 5 mins away if you want to catch a stunning sunset)

There's a Tesco and Sainsbury 3 mins from the front door, and a big Lidl about 15 mins walk. Chinese supermarket and tons of restaurants nearby too.

Only 3 people sharing one kitchen (not like those massive flats where you're fighting 10 people for hob space). Everyone gets their own bathroom. The building's got a gym, cinema room, and they do free events quite regularly. (And there are two cats that hang around downstairs which is adorable🥹)

💷About rent:
This is £20 cheaper per month than what Gateway are charging new tenants now. When I was looking, places like Unite Student were asking £275-290pw for similar rooms.
