Double room with private bathroom in Gorgie

Double bedroom with a private bathroom (off-suite) in a clean and modern flat. NO couples; the room is for single occupancy only. The flat has no living room. The landlord will ask for references and a guarantor. Open to students or professionals, but students must be willing to pay council tax.

Non-negotiables: we are looking for one female flatmate who will keep the kitchen and shared spaces clean and tidy every day, and be quiet/mindful of noise especially between 11pm and 8am. We’re not looking for a fourth flatmate so it’s not suitable for a couple.

Current flatmates: I am a 29-year-old researcher finishing up my PhD at Heriot-Watt. My flatmate is 25 and started her PhD at HWU last year. We’re both friendly, though I’m the more sociable flatmate and am happy to socialise inside or outside the flat (or just leave you to do your own thing, if that’s what you prefer)

Bills: Paid on the 5th of the month. Wifi is currently £8.67pp per month. Electricity averaged about £70pppm last year though this was based on three people WFH full-time (currently it’s just one person working hybrid). Council tax (Band D) will be £48pppm if you are a student, or £63pppm if you are not a student.

Amenities:
- Bus stops: Chesser Avenue and Stenhouse Mill Lane stops (3, 25, 30, 33, 35) are a 3-minute walk. Stenhouse Cross stop (1, 2, 22/22A) is a 7-minute walk. Saughton Rose Gardens stop (38, X27, X28) is a 10 minute walk.
- Asda, Aldi, Tesco Express, M&S Foodhall are all within a 10-minute walk. Sainsburys and Lidl are within a 20-minute walk. There is also a convenience shop and a 24hr petrol station within a 1-minute walk
- By bus, Princes St takes approximately 20 minutes, Heriot-Watt takes approx. 15-20 minutes, and University of Edinburgh George Sq campus takes approx 25-35 minutes (traffic dependent).
- Parking: the flat has a private car park and one permit.
- There is a secure bike locker on the property.
