Double room with private bathroom in Gorgie

Double bedroom with a private bathroom (off-suite) in a clean and modern flat. NO couples; the room is for single occupancy only. The flat has no living room. The landlord will ask for references and a guarantor. You must be a full-time student for council tax purposes.

Non-negotiables: we are looking for a female flatmate who will keep the kitchen and shared spaces clean and tidy every day, and be quiet/mindful of noise especially between 11pm and 8am. The current flatmates are two friendly Heriot-Watt PhD students.

Bills: Paid on the 5th of the month. Wifi is currently £8.60pp per month. Electricity currently averages about £80 per month but this could increase due to the upcoming price cap rise.

- Bus stops: Chesser Avenue and Stenhouse Mill Lane stops (3, 25, 30, 33, 35) are a 3-minute walk. Stenhouse Cross stop (1, 2, 22/22A) is a 7-minute walk. Saughton Rose Gardens stop (38, X27, X28) is a 10 minute walk.
- Asda, Aldi, Tesco Express, M&S Foodhall are all within a 10-minute walk. Sainsburys and Lidl are within a 20-minute walk.
- By bus, Princes St takes approximately 20-25 minutes, Heriot-Watt takes approx. 15-20 minutes, and University of Edinburgh George Sq campus takes approx 25-35 minutes (traffic dependent).
