Spacious double room for 1 person in a large 3-bed Victorian house. Comes with a separate private bathroom, shared kitchen, and access to a garden (by agreement).

We are a small, friendly family (a couple with an 12-year-old child) and value a calm, respectful home. Ideally looking for a female working professional or student, non-smoker, clean and sociable.

* Dalkeith Road, behind Prestonfield Church, near Marchhall Place bus stop
* 20 mins to City Centre & Old Town
* 5 mins walk to Arthur’s Seat.
* Supermarkets within 10 mins walk
* Very safe and well-regarded area.

- Quiet nights (after ~10 PM)
- Kitchen areas cleaned regularly
- Prefer vegetarian cooking (flexible for the right person)
- Considerate kitchen use expected
