Newington Flat Moments away from Edinburgh Uni

Hello, I have a great central flat to share just between the Meadows and Arthur’s seat and would love to have either a postgraduate student or a working professional move in. It’s a small basement flat which is well furnished and provides a great base wherever in Edinburgh you need to commute to. Most of Edinburgh is walking distance from my flat, and St Patricks Square nearby is a major bus stop.
The bills for the internet, gas and electricity would be shared equally. The council tax (band C) would also be shared equally if you don’t have exemption from council tax. In terms of utilities, the flat is well catered for. It has fibre direct to the flat from SKY, a dishwasher, a tumble dryer, washing machine, a mini cinema set up too in the living room with various consoles attached.
I do live with a very needy cat so whoever chooses to apply to live here would need to be comfortable with the idea of having a cat on their lap most times of the day.
About me, I love tennis and photography. I’m quite techy and that will become apparent when you view the flat. I cook regularly and have in the past shared cooking with some previous tenants. My working week is currently Monday-Friday 9-5. In the house I will watch football in evenings as well as the usual Netflix shows etc.
I would like someone to live here who doesn’t view it as a hotel but instead makes great use of the space and feels at home. I do request to only live with another guy, and I can’t take couples in the flat as it wouldn’t really be big enough to support a third person.
