Hi All,

My name is Kieran and I have been a tenant in this flat for 1.5 years. The flat is brilliant and I have been living with my brother - but it's time to move out and embrace living with my girlfriend. My brother, and current flatmate, is Aidan and will remain living in the flat. Aidan is 38 and has worked in Business Development. He is very easy going and has been really good to live with.

Flat is managed by a letting agency in Edinburgh and they have been very good when any repairs are needed.

The flat is on the ground floor and consists of: 2 spacious bedrooms (each room has a double bed); a shared bathroom; very spacious living room that includes a table for eating meals and wfh computer equipment; and a kitchen with good cupboard space and a window.

Your room is spacious and has a built in 2 door wardrobe with outer mirror. There is also a double window overlooking a very small shared garden. The flat is very quiet, as no passing traffic outside, with the only noise you will hear being the very faint sound of a train passing by.

The flat is ideally located with great transport links. Haymarket station is a 5 minute walk away and there are lots of restaurants and bars in the Dalry area.

Rent for the room in question is £647.50 per month. Bills will then be paid on top of this and are:
- £17 for talk talk fibre optic broadband
- around £100 for council tax - band C
- around £50 for electricity and gas

The room is available from Sunday 5th April 2026 although you may be able to move in as early as Saturday 28th March.
