Room in Newington flat, £650 + bills, May move-in

We’re looking for someone to take over a room in our flat from early May (around May 6th). The flat is shared with three other male flatmates, and we’re hoping to find someone who’s a good fit for a relaxed and respectful household.

The flat is located in Newington (1 Dalkeith Road), a great area with easy access to the city centre. It’s within walking distance of The Meadows, University of Edinburgh and the main library, with supermarkets like Tesco, Lidl, Sainsbury's and Co-op all nearby. The flat also has access to a private garden.

Rent is £650 per month, with bills on top (gas and electricity typically come to around £100, usually less in summer). WiFi is already included. Council tax is applicable, so ideally we’re looking for a professional or a student who’s happy to contribute towards it. Council tax is approximately £58 per month.

We’re looking for someone who is clean, considerate, and takes care in keeping shared spaces tidy. It’s important that you’re mindful of others in the flat, especially around noise and general day-to-day living. We’d prefer someone interested in a longer-term stay to help maintain a stable and comfortable living environment.

The current flatmates are friendly and easygoing, and we’re looking for someone with a similar mindset who values a calm and well-kept home. Viewings can be arranged, and we’ll do our best to accommodate timings, just get in touch and we can coordinate.
