Lovely bright and spacious double room available in a peaceful flat shared with just one other person in Edinburgh.

The flat has loads of natural light throughout, a huge cosy living room, bright clean kitchen, separate shower room and toilet (super handy in the mornings!), and lots of storage space throughout the flat. There’s also a lovely garden area outside with greenery and wildlife, and the street itself is very calm and quiet with respectful neighbours.

The bedroom itself is very spacious and includes:
• Huge wardrobe with loads of storage
• Large chest of drawers
• Desk/work from home space
• Very comfortable bed with a nearly brand new mattress
• Lots of natural light

I’ve decorated the room nicely myself, and depending on preference I’d potentially be happy to leave some furniture/decor pieces too.

You’d be living with one other flatmate, James, who is genuinely lovely to live with — very respectful, clean, quiet and easygoing. He works from home during the week but keeps to himself and is very considerate of space/privacy. The walls are also very thick so the flat feels very private and peaceful overall.

Rent is £675 pcm.
Bills (council tax + WiFi) are usually around £110–115 pcm, with electricity generally another £20–30 each depending on usage.
