Ensuite room to let

Hi! I’m looking for a flatmate to move into an en-suite room in a three-bedroom double occupancy ground-floor flat in Blackford, around a 7-minute walk from King’s Buildings. The flat is located in a quiet residential area away from main roads, and the building has private parking available. There is also a bus stop and some convenience stores right next to the flat. The bedroom is furnished as shown in the images. The flat has a fairly large kitchen and a small dining room, which you are also welcome to use.
Rent is £800 pcm excluding bills, which have never come to more than around £150/month in total. The tenancy would ideally be for a minimum of a year, but I’m happy to discuss flexibility.
The room itself includes a bed, nightstand, desk and chair, a pretty spacious closet, and an ottoman with storage, and you would have your own private en-suite bathroom with a shower and under-the-sink storage.
You would be sharing the flat with just me and my two guinea pigs. My name is Darina, I’m 24, and currently doing my PhD in Integrative Physiology at the University of Edinburgh. I am a part-time model and tutor, and I love long walks, going to the gym, and doing little crafts. I am a vegetarian, but I am fine with meat in the house as long as you clean up after yourself :)
I’m looking for someone who is clean, considerate, LGBTQ+ friendly, a non-smoker, and generally an animal lover. I am ideally looking for a female student (for council tax reasons!) who is in a similar age range to me. I value my privacy a lot, but would also love to be friends and hang out when we both feel up to it!
I will be travelling to visit my girlfriend every other weekend, so I’d ideally love someone who would be happy to feed the guinea pigs and do basic cleaning for them while I’m away. (Guinea pig cuddles and baking from me included as part of the deal!)
The flat belongs to my partner’s family, so there’s no surprise inspections or visits, though there would still be a proper contract and deposit arrangement.
