Hi everyone! We're looking for a friendly female young professional (ideally early/mid 20s) to take over a room in our flat from June 17th (with some flexibility for an earlier move-in date).

You'd be living with two young professional women — one nurse and one working in policy. We're both sociable and easy-going, and we really value creating a home that feels relaxed, friendly, and comfortable. We enjoy chatting and watching tv together in the kitchen/living room, making plans together, and generally having a good atmosphere in the flat, while also respecting each other's space and downtime.

We’re both pretty laid-back, sociable people who enjoy having a friendly and comfortable home atmosphere. We’re both sociable and enjoy making the most of living in Edinburgh — whether that’s trying new cafés and bars, walks round Holyrood Park, pub trips, gym classes, or spontaneous plans at the weekend. We’re clean and considerate of shared spaces, and we’re looking for someone who’s similarly friendly, respectful, and easy to live with while also being up for the occasional flat chat or hangout, while still appreciating everyone having their own space too.

Bills are usually around £150 per month, including council tax (~£85). The landlord is private, responsive, and easy to deal with. No references required, but you'll need to have employment or a reliable way to cover rent.

The flat is a basement flat with three bedrooms, one with an en-suite and a shared bathroom for the two other rooms. There is a moderate sized open planned living room and kitchen area where we like to socialise or chill. There is also a small utility room with a freezer and washing machine. Also, there's access to a shared private garden for the tenement, and despite being a basement flat it gets surprisingly good natural light thanks to the large windows and front/back courtyards.

The flat itself is in a great location - only a
5-minute walk to Holyrood Park, with excellent bus links from London Road just 2 minutes away. It's walkable into both the Old and New Town, and super quick to get to Portobello too. We're right across from Meadowbank Retail Park, with Lidl, Sainsbury's, Gym Group, Costa, KFC, B&M, and Home Bargains all nearby. Easter Road and Leith Walk are also close by, with loads of great cafés, bars, and restaurants around.

Female applicants only, preferably young professionals for council tax purposes.
Working from home is absolutely fine as one of the flatmates often works from home.
