FESTIVAL LET: Ensuite double room for one person on Leith Shore, £995 (bills included including council tax band F and broadband) in shared 2-bed flat. Month of August only (no part-month stays). 1st floor with lift, on one level, there is one step into the shower.

Double room available on Leith Shore by the Water of Leith (Edinburgh) for a one month let, would suit a festival visitor or performer or a short-term academic visitor (all bills included and broadband). Sharing some of the time with the owner (will be away travelling for around two weeks in August), a 49-year old academic researcher & musician, local resident.

Room comes with double bed, double wardrobe, chest of drawers, desk with office chair, duvet&pillows&sheet can be provided if required, ensuite bathroom with a shower, sink, toilet, shelves and bathroom cupboard. Radiator in bedroom. Three lamps are in the room for bedside or desk use. Access to kitchen/diner/fridge/washing machine/clothes horse included. The owners' desk and workspace is in the kitchen/diner so whilst kitchen access is 24 hours, there will be some quiet times. Owner will be away some of the time, so you'll have the flat to yourself.

Flat is superbly located on Leith Shore with Aldi, Sainsburies and Tesco Metros within a few minutes walk and bus stops into town and to Edinburgh University. The Shore pubs & bars are 3 minutes walk across the bridge.

This is quietish and calm and kind household, no parties or guests, smoking, drugs, heavy drinking or burning incense. Would suit someone with an active project in Edinburgh who is seeking a calm and cosy crash pad. The owner is pescatarian.
