A cosy, fully furnished single room is available in a modern flat in the heart of Newington from early August. The flat is in a fantastic location, just a 10-minute walk to Waverley Station and around 15 minutes to Princes Street. It’s also within walking distance of the Meadows, with plenty of cafés, restaurants, shops and supermarkets nearby.

Rent is £585 pcm until the end of September, increasing to £605 pcm from October. Bills are approximately £140 pcm, which include council tax, utilities and Wi-Fi.

You’ll be sharing with a 23-year-old female professional who works in the city centre. During the week the flat is generally quiet, but I’m always happy to have a chat, watch a film or TV show, or head to the pub occasionally. I also enjoy sports and reading.

I’m looking for another professional who is respectful, tidy, and considerate of shared spaces, while also being open to socialising from time to time.
