- Located in Powderhall, easy walking distance to the city centre, 10 mins to Leith Walk, sits beside Water of Leith and St Mark’s Park
- A big Tesco and Lidl approx 10 mins away
- non HMO

The room:
- Move in date is beginning of August
- Rent is £525 and deposit is £825 but might go up with a change in tenancy
- Bills are roughly £150 extra each
- Room is furnished as shown in pictures, including a built in wardrobe
- You’ll be sharing a bathroom with only one other flatmate as the other bedroom has an ensuite
- The flat is quite large with a separate kitchen and front room so there’s lots of room and storage space
- There’s a parking space available

About us:
- 2 girls in our mid 20s
- all genders/sexualities welcome
- students are fine as long as they pay council tax
- we like a clean flat so looking for someone who’s clean and considerate
- it’d be great if you’re someone who wants to be friends as well as flatmates!!
