Looking for a flatmate in a 2b1b flat

I'm posting this on belf of my friend:

I'm a male PhD student in my final year. I plan to stay in the flat for around another six months before graduating. If I will relocate for work afterwards, I will find a replacement tenant before moving out, so the tenancy can continue smoothly. Ideally, I'm looking for a student flatmate who would like to stay for **at least one year** and is looking for a longer-term home.

Location：
* Right next to Edinburgh College of Art (ECA)
* Only a 2-minute walk to Sainsbury's Local
* Excellent location for students and easy access to the city centre and main campus

Rent:
* £675 per person per month
* Bills are approximately £30-50 per person per month

About the flat:
* 2 bedrooms, living room, kitchen, a shared bathroom
* The two bedrooms are located at opposite ends of the flat, providing good privacy and minimal noise.

Tenancy:
* Joint tenancy through a well-established local letting agency * Deposit protected in a government-approved tenancy deposit scheme
* Overseas guarantors are accepted * Student-friendly agency
*My friend has rented with this agency for over 3 years and has had an excellent experience. They are responsive, reliable, and quick to deal with maintenance issues.
