Hello! We have a lovely en-suite double room available to rent in a spacious ground floor flat from September 2026 (dates negotiable). The flat is 3 bedroom and is lived in by two friends Lucy and Daniel (37 and 40), who own the property. We have a friendly 11 year old cat who can be vocal in the mornings!

The room is available long term and we're looking for someone for at least 6 months. The rent is £750 + bills which are £170 per month each (fixed price as the energy bill is averaged throughout the year). This includes all bills, council tax (band E), and high speed internet.

Viewings will be Monday 6th July. If the room is not taken we will arrange more viewings.

About the flat and room:

Situated near the top of Easter Road the flat is a short walk (20 mins) from the Royal Mile, the New Town and Leith. There are excellent public transport links from London Road, and plenty of shops/cafes at Meadowbank and Easter Road. The flat is 10 years old, high spec, very quiet and peaceful. It has a private front and back garden, and a lockable private bike store. There is free on street parking.

The flat has a large modern kitchen (with dining area and work space), tranquil living room with a projector and space for yoga, bathroom with a bath, and a utility room/larder. The flat is well equipped and has an espresso machine, juicer, dishwasher, pressure cooker, new washing machine, and ventilation system. There is an organic vegetable garden, garden furniture, and a greenhouse.

The double room enjoys the morning sun and has a built in wardrobe. The room is furnished with a set of drawers, a solid wooden bed, dressing table with chair, office chair and desk currently set up for home working (the layout can be changed). The en-suite bathroom includes a rainfall shower. There is a glass door to the secluded front garden which is effectively a private garden for the lodger.

About us:

Daniel (homeowner) is a 40 year old bar supervisor in a local folk music bar. Lucy (homeowner) is a 37 year old project manager working for an organisation that teaches meditation. Lucy works from home. Daniel works most evenings. We are old friends who like to live with another person. When Lucy is away or on holiday we host air bnb guests in her room (currently about 3 months in total each year, spread throughout the year). Our lodger isn't expected to help with this, and the guests are rarely seen as they tend to be international tourists out sightseeing.

We are quite settled and it's not really a party house, although it's great for a relaxed dinner and board games. We are friendly and mindful people who enjoy chats over coffee. Our interests include yoga, meditation, films, cooking, comic books and folk music. We are a vegetarian/vegan household, keen on non-toxic living (trying to avoid the use of aerosols, perfumes, chemical cleaning products) and share a passion for sustainable living.

Who we are looking for:

- A cat lover who would like to form an acquaintance with our cat and would not feel disturbed by a little meowing!

- The room would suit a post-graduate student or a working professional. Our current lodger is a PhD student moving out after 2 years. Students and mature students considered.

- Someone who would describe themselves as an open communicator, is LGBTQ+ friendly and would be respectful of the room and furniture.

- A vegetarian or vegan who is keen on the use of non-toxic products where possible.

- A non-smoker.

- Is happy to follow the house rules and lodger agreement (this is basic stuff like not wearing shoes in the house and not disturbing the neighbours etc).

- Due to health vulnerabilities, it's important to us that everyone in the house takes care to protect others if they become unwell, and is willing to follow Scottish Government advice related to any future public health emergencies.

- Does not have lots of furniture or items for storage that wouldn’t fit in the room.

- It's a really nice flat, and we know it's not the cheapest room in Edinburgh! It's important to us that the rent is affordable for the person who moves in, based on their circumstances.
