Room available in Dean’s village, Edinburgh

Hi, our names are Harvey and Callum, we have a single room available coming up in August in our flat.
It's a really nice, modern flat, right on the water of leith and near to Dean's Village. So you get the crowded spot to yourself in a morning or evening, which is a bonus! Plus river walks to Stockbridge. It's really close to the city centre but also quiet where we live, which is a nice mix. Located 15 minute walk to Princes street and Haymarket train/tram station is about the same, so very convenient. Have some gardens around us too.
We all share the kitchen and lounge area. It's a spacious flat with lots of light.
Rent is £626.66, council tax is £99.66 (band F), Wifi is £9.33 and energy varies, for example it was £31.08 for June each and £33.70 in May 2026. So looking at approx around £769.45 for all rent and bills.
