Double room with en-suite in central Edinburgh

Hello! Looking for a flatmate to move in at the beginning of September on a long-term basis, as my current flatmate is leaving to move in with his girlfriend.

The available room is a furnished double room with an en-suite bathroom in a two-bed ground floor flat. It's located in the Tollcross area just a couple of minutes walk away from the Meadows and a short walk from Old Town and Haymarket station.

We have a large kitchen/lounge area with access to a shared garden space, and a spare room that is currently being used as an office.

I am a young professional, two years into a financial services grad scheme and would be looking for someone at a similar stage. I enjoy keeping active with running, swimming and going to the gym, and regularly play tennis and golf.

Looking for a flatmate who is social and also clean and considerate.

Flat information:
The flat is managed by a letting agency and a new tenant would be subject to the standard referencing checks and be required to put a security deposit down equal to the monthly rent.
The rent is £800pcm + utility, wifi and council tax (band C shared among two for single occupancy).
On-street parking is available.
There is some flexibility with the move on date if necessary, but the start of September is preferred.
