Hi! I am looking for someone to take over my flatmate's joint tenancy, as she is moving to a new city. It is an ensuite double-room at a flat based in Bonnington, Leith.

Flat details:
- Furnished
- Bedroom comes with a double bed, mattress, a built-in wardrobe with storage, and an en-suite bathroom with a shower
- Spacious living room with a dining area, sofa-bed, and Juliette balcony
- Kitchen including a washing machine (with built-in dryer)
- Double-glazed windows
- Gas central heating
- The flat is on the third floor, but the building has an elevator
- Residential parking

I've lived here for a year and the flat is lovely! It's just a short stroll from Pilrig Park and Leith Walk. There are excellent bus connections to the rest of Edinburgh on the road just outside. We regularly have friends over for dinners and parties, and there are friendly neighbours across the hall and throughout the building.

Rent and bills:
- Rent: £625 a month (letting agent has not indicated yet whether this will increase with the new tenancy)
- Electricity/gas: £20-40 a month (the flat is really well insulated so we actually end up saving a lot on heating)
- Wifi: £11.50 a month
- Council tax: £114 a month
- Total bills & Council Tax: £140-160 a month

About me:
My name is Zain (he/him) and I'm a 26-year-old bookseller and writer who has lived in Edinburgh for four years. I work 4 days a week, as well as occasional freelance admin work at home. In my spare time, I like to read, go to gigs and have friends and my girlfriend over for dinner.

What I'm looking for:
I'm looking for a clean, tidy and kind flatmate who is looking for a long-term place to stay! I'm happy to be sociable but no pressure and enjoy my own time and space as well. Preferably looking for someone who is queer/queer-friendly and creatively minded.

I'd be looking for someone to join from 7th September, and all the paperwork would need to be filed 28 days before (by 10th August). Happy to discuss the details further.
