Huge beautiful room in central Edinburgh

We have a huge, light, airy room to let in our central Edinburgh flat.

The double room is the biggest in the flat. It has high ceilings, a lot of space, and a big bay window, from which you can see views of leafy trees, beautiful old buildings, and the sunsets.

The room has been recently refurbished, and comes furnished with a double bed, a wardrobe, desk, armchairs, and other incidental furniture.

The flat itself has also been recently refurbished. We have two bathrooms (toilets in both, one with a shower and one with a bath and shower), and a good sized kitchen with a dining table, television, and sitting area. There is a storage room for luggage, and a well stocked kitchen with plenty of cupboard space, plus two fridges to share.

It's perfectly situated in the centre of old town, across the road from the Meadows and EFI, a couple of minutes' walk from Bristo Place, and with a view of Edinburgh Castle from the kitchen. The area is central but still peaceful, and we have grocery shops, a pharmacy, post office, a doctor's surgery, and a gym all within ten minutes' walking distance.

Bills aren't included in the rent, and tend to come to between £50-80 pounds a month for WiFi, gas, and electricity. We don't currently have a TV licence.

Your flatmates would be a male doctoral student and a female masters student, as well as a male recent graduate who's just finished his masters. The flat is friendly and peaceful, and we enjoy having friends over and chatting in the kitchen.

We're looking for people who are friendly, non-smoking, and who care about keeping the common areas clean. Couples are welcome, as the room has plenty of space.

Ideally we are looking for post-grad students, but professionals are welcome to apply, on the understanding that you would be responsible for paying the council tax along with our graduate flatmate. Because it would be split just between you, the bill would be higher. The flat is Council Tax Band E.

We will need to submit details of the new flatmate for referencing and checks in the first week of August, so we will be looking to arrange viewings and meetings in the last week of July. Students will need to provide details of a UK guarantor or be able to pay six months' rent up front, so please make sure that you can do that before you apply.
