Flatmate wanted-City Centre Edinburgh flat

Seeking flatmate for spare room September 2026-June 2027

Hi! I’m Courtney. My partner and I moved into a 2 bedroom in April. He is moving to Brighton temporarily for Uni and I am looking for someone to fill the space. This would be ideal for a student!

About the Flat:
The flat is a two bedroom renting through a private landlord on the first floor. Super well insulated flat so despite being on main road its very quiet inside.
-Shared kitchen and living room
-Fully Furnished
-dishes, air fryer, kettle, microwave, toaster, and keurig
-washer/dryer
-cutlery/dishes
-great Wifi

About the Room: -double bed and wardrobe
-happy to leave the bin and duvet as well!
-it is small but there is space for some storage in hallway closet

Location: The flat is located right next to St Patrick Square by the Meadows, a 12 minute walk to Edinburgh Waverly Train Station, and super central to Edinburgh Uni! Multiple food shops and takeaways a few minute’s walk away. There is also a bus stop next to the flat that services all of Edinburgh.
Lidl, Sainsbury, and Tesco all in walking distance.

Rent: 725 per month
Council tax B (must be willing to pay council tax as its a sublet)
Bills are around 67 per month for electricity, gas, and wifi

Availability: We’re super flexible as we currently use the spare room just for guest. My boyfriend plans to move out the week of 15 Sep but we’re happy to have someone move in earlier if needed. We are renting out for the Fringe currently so the room isn’t available until Sep. My boyfriend plans to return in early June but again can be flexible as his parents are near by and he can stay there. Ideally we’d love to have someone in the room Sep-with a move out end of May. Ideal for students!

About Me: I’m 26 and American. I work full time for the council so am out of the flat Mon-Fri. I moved to Edinburgh fairly recently for work after living in Glasgow for Uni the past few years. I’m a quiet, clean, and respectful flatmate and have been living with others for the past 8 years.
I’m happy to make friends but happy to do my own thing. I enjoy theatre, being outdoors, traveling, and am involved at a local yoga studio and in a local choir.
(My boyfriend won’t be staying with us whenever he is in town so you don’t have to worry about extra people in the flat.)
