Welcome to Iona Street!
This is a large, modern double room in a comfortable two-bedroom flat near Leith Walk. Shared access to an open living room/ kitchen area and shower room.
The flat is shared with the owner, who travels frequently for work, so the tenant will often have the property largely to themselves.
Rent £925 pcm, with council tax, utilities and broadband split separately.

This is currently used as an Air B&B room but keen to have someone more settled through the winter months. As such, it's set up in this manner, but can remove or add furniture as you require, including providing adding a desk/ work area and any further storage options.
About me:
I'm Luke! I work in aviation, so I am almost always away. Just to give you a reference for this, in a 30 day month, I'll typically be away for 25 days of the month. Can't do the maths, but it's like 85% of the time I am away, so you will essentially have the apartment to yourself.
When I am there, I am an easy, friendly soul, who is considerate and loves travel and has a good sense of hospitality. I'm sure everyone trumpets that, but I am very relaxed!
The apartment is second floor, in a pleasant tenement building with quiet neighbours. Rarely any noise, other than the seagulls.
The kitchen is modern and functional, and this is in an open plan format with the small living room. It's compact but comfortable.
For bills guidance:
Council tax is Band A - so it works out as £63 pcm
It is all electricity, so that can work out as around £60-80 pcm depending on how toasty you like your rooms.
Whether I am there or not, I'll split the bills so long as it isn't like Singapore in there.
I'll cover the Wifi.
Neighbourhood:
Iona Street is a cul-de-sac, so there is minimal noise from traffic thundering through. Sometimes the locals and seagulls get a bit rowdy on a Friday night.
It's a safe, pleasant, well-lit street with good pubs and a seemingly impossible concentration of coffee shops nearby!
Since the tram came dinging down this street, the area has been given a real boost and it's got lots of charm and local businesses. It's a bit of a breath of fresh air after the bustling city centre/ tourist spots.
LIDL is 5 minutes walk away, and Sainsbury's/ Tesco are also just around the corner.
I do the walk to Waverley train station in 20 minutes, but I have long legs, so a 25 minute stroll is suggested.
The nearest tram stop (Balfour Street) is a few minutes walk away, and this connects directly to the airport in 40 minutes. Multiple buses connect to Edinburgh Uni/ Old town/ Leith (16, 25, 17, 47) - stop is 2 minutes away.
