Large double bedroom in friendly Canonmills flat

Hello!

I am looking for a new flatmate to take the second bedroom in a lovely flat in Canonmills, Edinburgh. It is a large double bedroom with large windows letting in lots of sunlight. Looking for someone long-term.

Fully furnished room including, bed, mattress, desk, sofa, chest of drawers and clothes rail. The flat is situated on the top floor and the bedroom is facing the main road. The flat has a box room with shelving and an extra wardrobe which is used for storage, as well as a storage cupboard.

The flat is 2 minutes away from a big Tesco and Lidl a few more minutes away. Walking distance of Stockbridge, Leith and the city centre. Lots of nice cafes around the area!

You would be sharing with myself - Melanie. I am a 30 year old professional working with adults with learning disabilities continuing to develop education and life skills once they leave school. I studied music and enjoy playing classical guitar, knitting, going for walks out in nature and spending time with friends. I am a vegetarian and would prefer someone who doesn't eat meat or doesn't eat meat often - or is very considerate of others!

I like the flat to be quiet and chilled (no parties) - a nice calm place to come home to after a busy day. I would like to find someone that wants to spend some time with their flatmate and develop a comfy living situation and friendship! I like to share time with a flatmate over some dinners, a morning coffee or spending time occasionally together outside the flat too! Equally I like a balance of also having time to myself to recharge.

The ideal flatmate would be in their late twenties/early thirties, preferably a professional with a similar working pattern. Mature students may be considered as long as they are willing to contribute to council tax. Must be tidy/clean and happy to look after the place together and share responsibility of maintaining it. No smoking or vaping in the flat.

Bills vary per month but are around £45 each in summer when not using heating and around £80 each in winter (depending on usage)
