I'm moving out of the flat to a new place with my partner and need someone to takeover my tenancy.

The room is very spacious and has great natural lighting with 2 large double glazed sash and case windows. All furniture in the pictures are included with the flat. There is a separate toilet to the shower/bath, so there's no waiting. Shared kitchen/living room with gas hob and all appliances included.

The flat is just up the road from Haymarket station and theres lots of shops, cafes and restaurants/bars just outside the door. Bus links will get you anywhere in the city from here. There is free on street parking or permit spots available. Neighbours are never a problem and quite friendly.

Buzzer access to the building and well kept close. There is also a shared garden at the back of the building.

Current flatmate is very friendly and sociable works majority evenings and uni during the day, so there is lots of times where you would have the flat to yourself.

Looking to move someone in asap so open to dates before the advertised one as I will be moving out in the next few days to my new flat.

Note:
There is an option for a smaller bedroom for less rent but this would be negotiated with the flatmate that is remaining.
