I'm looking for someone long-term (minimum 6 months). Our previous flatmates lived with us for years, so I care about finding someone looking for a settled home rather than a temporary stop.
ABOUT THE ROOM & FLAT:
• Single room: compact (2.2m x 3.3m), but cozy and fully furnished (bed, mattress, desk, chair, storage). North-west facing window.
• Important note - flat layout: The room is right next to the kitchen, so for your comfort we have a strict rule: no late-night cooking or loud dishwashing. We value quiet sleep and expect the same respect.
• Extra storage: wardrobe in the room plus a large extra wardrobe in the hallway, access to a drying room, and a secure bike storage room.
• Bathroom with a new electric shower.
• Appliances: gas boiler, washing machine, cooker, and electric shower all replaced within the last 1–2 years.
• 1st-floor flat in a building freshly renovated and externally insulated last year.
• Main entrance secured with electronic access. The building is mostly home to families and working professionals.
• Parking: free, permit-free street parking outside the building.
ABOUT US:
Two working professionals in our 30s/40s. Alongside work, I study, perform with fire (fireshow), and run creative projects. I’ve been living here for 7 years. I'm looking for someone with their own hobbies and passions who keeps things clean.
HOUSE RULES:
• Home is for rest - no big parties in the flat.
• Non-smoking indoors (there is a covered spot outside near the entrance).
• Pets: due to allergies, no cats or dogs. Small caged/aquarium pets (e. g. fish) are fine.
LOCATION & TRANSPORT:
• Amenities (5-min walk to Westside Plaza): Lidl, Home Bargains, Farmfoods, Iceland, Polish supermarket Stokrotka, Odeon Luxe Cinema, plus WHEC gym next door.
• Universities: 15-min walk to Edinburgh Napier (Sighthill) & Edinburgh College. Direct bus 25 goes straight to Heriot-Watt University (Riccarton) in 10–15 mins!
• Outdoors: Union Canal and Hailes Quarry Park right around the corner (great for walks or cycling).
• Train: Wester Hailes Station - 7-min walk (15 mins direct to Waverley in city centre, return ticket is cheaper than the bus!).
• Buses: Routes 3, 30, 33 (3-min walk); Routes 25, 34, X27, X28 (10-min walk); Direct Airport Bus 18 (25 mins).
