Spacious double room available in a bright, well-maintained flat - perfect for students or professionals working nearby.

Location: Just a 10-minute walk to Napier University, 10 minutes walk to Lidl and local shops, and around 7 minutes to the bus station. Around 20 minutes by bus to Princes Street (a little longer during afternoon traffic), with good links via the 3, 33, and 25 buses. On-street parking with space always available.

The Room: A double room with an ottoman bed (great built-in storage) and black-out curtains, plus its own walk-in wardrobe - so storage is well covered even before we add more furniture. We're still finishing setting the room up (expect drawers and a small table soon), so there's room to make it your own.

The Flat: Wood-style flooring throughout, an updated kitchen, and a bathroom (shared).

Kitchen: Fully equipped with a new washing machine and dryer, oven, microwave, air fryer, kettle, and a huge sink and perfect-for-sharing fridge. Mugs, glasses, plates, bowls, cutlery, and plenty of other essentials are staying, so no need to bring your own kitchenware.
Living room: Spacious and modern with a TV, a big bay window with nice views, and black-out curtains. There's a large bridge-style unit - great for shared storage.
Extra storage: A spacious attic for stashing away seasonal items or bulky belongings.
Garden: Private garden space to enjoy.

Bills: All included in the rent - no surprises.

The garden table and chairs currently in the living room will be swapped out soon, and we're continuing to tidy up a few finishing touches around the flat.

You are going to be sharing the property with a female, therefore female applicants are preferred.

Looking for a clean, tidy, and respectful person, ideally with previous experience flat-sharing. Someone who keeps shared spaces (kitchen, living room, bathroom) tidy and is considerate of others living in the flat. A good fit would be someone easygoing but mindful of shared living etiquette.
