Description:

Double bedroom available in well-maintained flat close to city centre. Available from the end of September, but timings flexible.

The room:

A large west-facing double bedroom with two adjoining storage rooms/box rooms. All furniture is included as in the photos (except the chest of drawers).

The flat:

1st floor 2-bedroom flat, one existing flatmate (me!). The flat has a large living room with a separate kitchen-diner. It has one shared bathroom with a shower over bath. I like to keep the shared spaces tidy and with a focus on them being communal spaces. It's generally a quiet building, the other residents mostly keep to themselves. I have a good relationship with the landlord who is proactive about maintaining and repairing things in the flat. The tenancy is a joint tenancy on a rolling monthly basis.

Bills are not included and come to approx £70 each (for wifi and electricity/gas). For electricity/gas we're on a flexible monthly tariff so this varies throughout the year with how much we use. If you're eligible for council tax that'll be split too (this is £74 each per month).

Location:

The flat is in a great spot! It's incredibly central (walkable to Princes St, Waverley, Leith Walk etc) but also quiet and not super touristy. Abbeyhill is a great neighbourhood, there are lots of artisan coffee spots, restaurants, bars, gyms, and big supermarkets. There are also a number of nice gardens/parks and outdoor spaces near the flat, Calton Hill and Holyrood Park are right on the doorstep. The area is really well connected with buses and it's approximately a 10/15 minute walk to the nearest tram stop.

Hi, I'm Lucy :) I've lived in the flat for about 3 years, my current flatmate is now moving in with her partner. I'm a social worker in the city, in my spare time I like arts and culture, travelling, gigs, finding new spots to eat and drink, I love an excellent coffee and a chill Saturday morning on the sofa with a book.
