Beautiful new town tenement

Hello! I am moving out of our lovely new town tenement and need someone to take my room.

The flat sits on the 4th floor of an A-listed building, meaning lots of steps, but also amazing castle and Firth of Forth views.

The flat is spacious with a large sitting room and kitchen. The room comes with a large wardrobe, desk, chest of drawers, bedside table, and underbed storage. There is also other storage throughout the flat! Downstairs there is a lovely shared garden with a table and chairs as well as apple, pear, and plum trees.

It's a very friendly and social flat with professionals; students are welcome but would have to pay council tax. We often watch movies together or have dinners and would love someone who slots into that too. We also have queer flatmates and would require someone LGBT friendly and generally a good egg :)

There are also very convenient bus stops located nearby for the 8, 9, 23, 27, and 36, all within a 10-minute walk, but mostly 5. There is also a Tesco superstore and Lidl just down the street, and the flat is about a 10-minute walk to the St. James Quarter and the Botanics. The road also has a great connection to the Water of Leith Walk and Stockbridge.

The flat is council tax band E, which comes out to roughly £64 per person per month, and bills (including wifi) range between £25 and £50 depending on the season, with winter being a bit pricier. In total, rent and bills average out to be £650 a month. Anyone interested would have to submit an application through Murray and Currie and go through their referencing processes.

The desired move-in date would be October 10th, but that can be moved up depending on circumstances.
