Sunny double room in large comfortable flat

I have a sunny, west facing double room to let in my spacious flat.
I live here and rent two rooms to students. My daughters who are in their late 20's occasionally visit.

The flat is on a quiet leafy street about 10 min walk from Kings Buildings, the science campus of Ed Uni, and about 10-15 min by bus or 25 min walk to central campus and city centre.
This is a spacious flat: we share the kitchen and living room. You will share a bathroom with one other person. There is a garden where bikes can be kept.

The rent includes all reasonable bills and council tax. There is no deposit.

I will accept Erasmus students coming for one term.
I have accepted one male student so far but would welcome a female to keep some balance.

I spent most of my professional life running festivals but recently moved back to technology and help run a cleantech innovation hub.
