Large Double Room in Marchmont – £650pcm incl. bills

Large furnished double room available in a bright, spacious 2-bedroom, 90 sq/m top-floor flat on Marchmont Road, just a short walk from the Meadows.

The room has a double bed and plenty of storage, and you'll have access to the whole flat, including the lounge and kitchen. The flat also has a washing machine, dishwasher and a shared garden. It's a traditional top-floor walk-up, so there are stairs but no lift.

£650 per month, with bills included (incl Wi-Fi, gas, electric).

I'm looking for someone for a short-term stay of up to around 3 months, with the room available now and needing to be vacated by 1 December.

About me

I'm 38 and work professionally, mostly from the office during the week. I'm clean and tidy, enjoy keeping active and do a lot of running and exercise. Outside of that, I enjoy going to gigs, comedy and theatre.

I'm sociable and happy to spend time chatting or having a drink/tea/coffee with a flatmate, but equally understand that people need their own space and downtime. I'm more of a morning person than a night owl, so I'm generally looking for someone with a similar outlook.

I'm ideally looking for someone 30+, clean and tidy, and a non-smoker. Couples could be considered, and I'm open to a small pet depending on size and temperament.

There is on-street parking, although I don't have a parking permit.

I'd much rather meet someone in person before agreeing to anything, so viewings are very welcome — come and see the room, have a chat and see if we think we'd be a good fit.
