I am looking for someone to take over my tenancy for a double bedroom in the city centre, just a 10-minute walk from Edinburgh University, with an amazing view of Arthur's Seat.

You will be living with a young professional who works from home most of the time, is respectful and enjoys travelling.

Current rent: £650/month without bills. There will be a potential increase once the new contract starts.

Council tax Band D.

Bills + wifi: £50-80/month depending on season and usage.

Location: top-floor flat with good security. Right opposite a police station.

Letting agent: DJ Alexander. Potential tenant will need to go through a background check by the agent.

Free parking in a private parking lot.

Flatmate preferences:
- Easy-going, generous, considerate working professional. PhD students are welcome if you are willing to contribute to the council tax.
- Non smoker
- Prefer non-drinker, though occasional social drink is fine
- Tidy, organised, and mindful of shared living spaces.
- Long-term commitment (minimum 12 months)
