I’m looking for someone to take over my room at iQ Fountainbridge due to a change in personal plans.

✅ The tenancy takeover has already been approved by iQ and will be completed through iQ’s official process.

* Bed: Small double bed
* Flat: 5-bedroom shared flat (A–E)
* Kitchen: Shared kitchen with the other 4 rooms
* Location: iQ Fountainbridge, 114 Dundee Street, Edinburgh, EH11 1AB

The five bedrooms are arranged along the same hallway, with the shared kitchen at the end of the flat.

📅 Contract

5 September 2026 – 26 December 2026

💰 Total rent for the full stay: £3,785
≈ £236.56/week

I have already paid the full rent upfront, so the incoming tenant would only be responsible for the rent covering the remaining period from the takeover date onwards — you would not need to pay the full £3,785 again.

The exact amount will depend on the agreed takeover date, with the payment arrangements confirmed as part of the official iQ takeover process.

🔑 Move-in / Handover

Once you are certain that you want to take over the room, move-in can generally be arranged for around 3 days after confirmation, giving me enough time to prepare the room and complete the handover.

For example, if you confirm on 21 September, I would aim to have the room ready around 24 September, subject to the official iQ takeover and key-handover arrangements.

💬 Communication

I can communicate in both English and Chinese. My English is stronger, but I’m happy to communicate in Chinese as well and help with any questions about the room, accommodation or takeover process.

The iQ Fountainbridge staff are also really kind and friendly and are happy to help with any questions or issues during the tenancy.

我可以使用中文和英文沟通，英文是我的强项，但中文交流也完全没问题。如果对房间、公寓或者 takeover 流程有任何问题，都可以直接问我。
