Looking for new flatmate for our Morningside flat!

our flatmate moved out recently, so we are looking for someone to take her room starting in november or sooner!

WHO WE'RE LOOKING FOR
looking for someone around our age (we are 22 & 23), female or nb. we're both clean people so definitely want someone who's clean & respectful. we're quite independent and spend a lot of time doing our own thing, but we'd ideally love a flatmate who'd also like to be friends! we like chatting in the kitchen, and sometimes organise nights to watch TV, cook together, etc. we'd love for our new flatmate to join us sometimes and get to know each other, rather than just being three people sharing a space.
must be tolerant, politically left-leaning, LGBT-friendly - this is a must for us.
-> no pets as our landlord doesn't allow it :(
-> students ok but we are both working graduates so they would have to be fine with paying the council tax

ABOUT US
we both graduated from UoE last year and are now working 9-5s. we've been living together with our previous flatmate since first year of uni & have been in this flat for 4 years now. we're both vegetarians, though are fine with flatmate who eats meat.
-> stefi is 22, scottish & studied computer science. she enjoys bouldering, gym, cooking, reading, and solving puzzles.
-> molly is 23, scottish & studied cognitive science. she enjoys all kinds of arts & crafts, baking, and bingeing sitcoms.
we're not much of a party flat but occasionally host friends for birthdays & other occasions. we always let each other know if we're planning to bring other people to the flat so you'd be welcome to have people over as long as you tell us! if you want to have parties every week then we are probably not the flat for you though lol. molly doesn't drink while stefi does, and neither of us smoke.

THE FLAT
the room is furnished with a double bed, wardrobe, and some drawers. it's on the smaller side - see pics. the window faces south so it gets a lot of natural light.
our flat is an HMO & is located on the ground floor. it has a nice spacious kitchen, one bathroom, a box room that we use as a tv room, a utility room, a pantry, and a small private garden. you would have your own cupboard in the kitchen and shelves in the fridge & pantry - we also have cupboards in the corridor which are currently full of random bullshit but can be cleared out to make some more storage space if needed!
council tax band is E, so £85 a month each. bills (wifi, tv, energy) usually come to around £50 a month on average.

psa: this is not a sublet! we will do a change of tenancy through our letting agency, and they will require you to complete forms & you'll need to either proof of income or a guarantor, plus the deposit.
