Double Room in Abbeyhill

Hi,

My flatmate is moving out so looking for someone to rent the other room in the flat. It's a ground floor two bedroom flat with shared kitchen, bathroom and living room, also a shared garden at the back. It's furnished with the basics (e. g. bed, bedside table) and there is space to add other furniture if you want.

It's in a great location on Abbey Street just off London Road, so walkable into the city centre and there is a bus stop a minute away that has quite a few numbers stopping. Abbeyhill is a nice neighbourhood with shops, cafes, pubs etc. Also, good access to local parks like Regent Road, Montgomery Street, or Holyrood Park is about 10 minutes walk.

A little about me - I work full time as a manager of a greengrocer (so I'm out working five days a week). I'm interested in all things food, hence the job. I've lived in Edinburgh for years but from the north of Scotland. Some of my interests include art, reading, running and travel.

I'm looking for someone that's pretty chill and I can have a good relationship with, where we can have a chat but also have our own space. Also, someone that will keep the shared areas of the flat clean and tidy. I'm fine with someone who works from home as well.

I have advertised the rent as £500 as that is what it will be from January 2027. Currently it is £463.25.

Bills are -
Council tax £212 (band b)
Wifi £25
Electric/gas around £50-90
So generally bills are around £150-£170 each per month.

The lettings agency is D. J.Alexander. For the tenancy application they will need ID and proof of employment and current address dated within the last 3 months (guarantor can be provided instead of employment info).
