I’m looking for a new flatmate to move into my flat in Tollcross from 1st December 2026!

THE ROOM
The room comes furnished with a double bed, a wardrobe, a chest of drawers, bedside tables, lamps, and a blackout curtain, so you’ll have everything you need to settle in. The flat has a shared living room, a shower room (separate from the toilet as shown), and is in a great location right in the heart of Edinburgh.

The flat is on the second floor (please note there is no lift). Unfortunately, pets are not permitted under the landlord’s rules, and there is no dedicated parking space.

RENT & BILLS
Rent: £630 per month, with annual rent increases.
Bills are not included in the rent.
Council tax band C.
Electricity and Wi-Fi are usually around £50 per person per month, although electricity costs will be higher during the winter. This is an estimate rather than a fixed amount.
I’m looking for a working professional who is comfortable managing their share of the bills and council tax.

LOCATION
Tollcross is a lovely location for getting around Edinburgh, with the Meadows just a 3-minute walk away and plenty of supermarkets and thrift stores nearby. It’s great for getting into the city centre while still having green space close by.

ABOUT ME AND ABOUT YOU
I’d love to find someone who is friendly and up for being sociable from time to time, whether that’s having a chat in the living room or grabbing a drink together, but who also enjoys their own space and quiet time. I think a good balance between being friendly flatmates and having our own lives is important!

I have a partner who will be around from time to time but they do not live in the flat. I am open to a couple moving in, although rent and bills would then be split three ways.

I am a vegetarian myself, but I am absolutely fine living with someone who is not, just thought I would mention it!
