Term Time Ensuite room in Peffermill - bills incl.

Hi everyone,

I have a double room with an ensuite available in my flat in Peffermill, just south of Arthur’s Seat and conveniently located near the Royal Infirmary.

The room has a built-in wardrobe and chest of drawers, and everything in the photos comes with the room. There isn't currently a desk, but we can sort something out if you need one.

The flat has a recently refurbished living room, a good-sized, modern kitchen with a dishwasher, and a washing machine–tumble dryer combo. There's also a balcony, which is handy for drying clothes or getting some fresh air. There's free parking, and my bike currently lives in the hallway.

The area has excellent bus links, with the 2, 14, 30 and N30 stopping right outside the flat. It's also very handy for the Royal Infirmary. There's a Tesco Express and Lidl within walking distance, and I drive to the shops at least once a week. The city centre is around a 45–60 minute walk away, although I usually rely on my bike and public transport.

Rent and availability

Rent will be £800 per month, all-inclusive, covering bills, Wi-Fi and hopefully a cleaner who will come once a month.

I'm looking for someone for a fixed term from January to June (there is some flex in this), so this could work particularly well for someone looking for a term-time let.

A bit about me and the flat

I'm a civil servant working just off the Royal Mile, and I work from home a couple of days a week. This means there may be the occasional work call from home, but I'm also out and about regularly.

I have a relatively busy weekly evening routine which makes sharing meals difficult, but Mondays and Wednesdays are but I enjoy cooking and baking and would be keen to share meals a couple of times a week if you're interested.

I enjoy hills, five-a-side, pub quizzes and my current project is converting my van into a campervan.

I'm looking for someone who is friendly, reasonably outgoing and happy living in a social flat. I enjoy having friends over for dinner and occasionally having friends stay overnight, so it's important that you're comfortable with that too. I'd like the flat to feel like a home we can both enjoy, rather than just somewhere we sleep. Of course, being considerate of each other's space and respecting the flat goes both ways.
