Ensuite double room in Bonnington

I've just bought a property and I'm looking for a lodger, or perhaps even a couple, to fill the second bedroom (ensuite). It's not fully furnished yet! Needs a few more pieces, perhaps a new flatmate can have some input on that if they like. The pictures aren't too flattering.

Technically it's a 3 bed flat, the 3rd bedroom is converted into an office. It's a nice area and I'm looking for people to bring a nice vibe into the flat. There is traffic noise as it's on a busy road, but it's a great location only 2 minutes from a few different parks and the Water of Leith, 5 minutes from Leith Walk.

About me: I'm Jack, I'm 34, I've just quit my corporate job and I'm working part-time in services and part-time from home.
I'm tidy, relaxed, social and want a flat mate who will be respectful, fun, easy to live with, mature, at least a little bit social and capable of handling disagreements like an adult (not that I'm planning to have a bunch of arguments!).

I like to have a social flat, have people over for dinner a lot, and sometimes have folks to stay, I'm happy for any flatmate to do the same so if you have family/friends who need a place for the odd night then that's fine by me. There's a fouton in the living room, and an air mattress which can go in the study in a pinch as well.

I keep the flat fairly clean, but not fastidiously tidy. I'm away quite frequently so you'd have the flat to yourself every now and then. I don't have a TV in the living room, I will probably get a projector but I quite like not having the whole room centred around a TV (could be convinced though).

One of the nice features of the flat is that there's a large kitchen and separate living room and a study, so there's plenty of room to give each other space, so needn't be on each other's toes.
