We are registered Landlords with the Council and have a current Edinburgh Council HMO licence. We have 1 large double room with balcony available from 1st June (£540pcm plus Council Tax if applicable) and a second smaller double available from 1st July (£500pcm plus Council Tax if applicable) for students (Postgraduate preferred). The rooms are in a 3 bedroom flat located in the south area of Edinburgh (EH16) within walking distance of the Edinburgh Royal Infirmary Campus and a short cycle or bus journey to the Kings Buildings Campus. The flat is also on major bus routes to the city centre or Queen Margaret University, and flat benefits from free parking.
The flat has 3 double bedrooms, kitchen/dining, bathroom and additional hall storage, with gas central heating and double glazing throughout. All rooms come fully furnished with bed and all bedding, built in wardrobe, chest of drawers, computer desk and lamps, computer chair, and separate easy chair. All bedrooms have locks for security and privacy and are redecorated between long term tenants. The fully fitted kitchen includes a dining area, a washing machine/tumble dryer and fridge/freezer.
Rent is payable monthly in advance and includes everything stated below. A deposit equivalent to 1 month’s rent is required to secure a room, which will be returned upon vacating the flat.
