Double Room in House with Private Garden

I'm renting out a double room in my house on Ferry Road. I will be coming and going, here some of the time and away a fair bit also. I have my own bathroom upstairs, so the main bathroom (with bath, shower, window, WC) is not used by me.

The property is on the 1st and second floor, while the ground floor is a separate property, with its own front door. There is a garden which gets the sun and offers some privacy.

Rooms on 1st floor: hall, kitchen, bathroom, living room, front bedroom, rear bedroom.

Second floor is my bedroom, study, and bathroom.

30 mins walk to city centre or frequent buses stop just outside. Morrissons supermarket and Ainslie Park pool/gym are 2 mins walk away. Inverleith Park 10 mins walk.

There's a private garden, free parking nearby, fibre optic broadband. Oh and a dog when I'm around, so beware if you have allergies.

I can only confirm up to 4 months as my plans beyond then are not confirmed.
