The Room is in a good condition with a good size, bright with a view to our garden. It has a single bed with duvet, bed linen & towels (if required) chair, single sofa, side table, TV, wardrobe, drawers, bookshelf, and 2 small desks.

Includes Council tax (just for student) and Electricity, Gas, High Speed broadband, etc. for everybody else.

Suitable for a student (one person only).

The House has a fully fitted kitchen including fridge, freezer, microwave, dishwasher, washing machine, coffee machine, etc. The shared bathroom has a bath and shower, the house is centrally heated and the shared living/dining room has fireplace, 2 sofas, dining table, tv with Netflix.

The house is on a quiet street with free parking on the street outside of the house and a lovely garden. Plenty space to keep a bike.

The Location
10 min walk to King Buildings, 5 min to Blackford pond and 3 min to the bus stops. Frequent buses to the town centre and Hospitals (24,9 & 38), around the corner there are 2 great shops and a post office; 45 mins walk to the Princess Street, 20 min walk to Cameron toll shopping centre/ Marchmont/ Morningside.

The Family
We are a very busy family and bilingual (English & Spanish) of a single mum with two gorgeous and playful kids, a 14 years old inquisitive boy and a crafty lovely teenager girl, very respectful and attentive, well behaved, of course they have their moments, after all they are adolescents! And a very cuddly, playful, affectionate old golden retriever. From time to time we like to share a dinner or a movie with our lodgers.

I am easy going, sociable and also like my own space and appreciate other people's privacy.

We are looking for an independent LADY who is happy to make themselves at home, someone clean, tidy, pet friendly and happy to share a house with a family.
