Quiet, self-contained studio flat next to our house in the Buckstone/Fairmilehead area on the south side of Edinburgh.

The flat has its own entrance from the garden and is fully furnished. It comprises of a kitchen/dining/living area, a separate twin bedroom (wardrobe and chest of drawers) and a bathroom (shower). There is also a washing machine and a dishwasher. To the front there is a small patio area (table/chairs/bench/plant pots). There is also parking for a small car.

The monthly rent is £625 + £650 deposit. The rent does not includes gas and electricity which need to be paid on a 3-monthly basis. Electricity is metered via a smart meter; gas use is metered via an internal gas meter.

There is a regular bus service into town (Lothian Buses 11, 15) and to Penicuik/Easter Bush (Lothian Buses 15) from the main road (Bus stop - Buckstone Road/ 2 min walk). Local shops on the main road include a chemist, baker, news agent. There are bigger supermarkets within a 15 min walk.

The accommodation is suitable for a mature/postgraduate student or professional.
