Furnished double room with ensuite shower room in quiet, modern 6th floor flat in Western Harbour, Newhaven, close to Leith.
Large wardrobe and desk and office chair.
Amazing panoramic view from a large balcony.
Lovely walks along the waterfront.

Easy access to public transport to city centre, with the number 11 bus terminating right outside and other buses and the tram in easy walking distance. Free on-street parking.

Shared kitchen/living/dining room.
Another (shared) bathroom with bath.
Study room can be used as spare bedroom, occasionally (for example, my 25 year old son is very occasionally there).
Well-equipped kitchen, with espresso machine, air fryer, microwave, dishwasher, etc.
Washing machine and tumble drier.
The flat is insured, but you would need your own insurance for possessions. The building is very secure.

ASDA is 10 minutes walk away.
Good local pubs and restaurants in Newhaven and easy access to Leith.
David Lloyd Club 5 minutes away. Pure Gym at Ocean Terminal.
All bills included, including Council tax (band F), energy, broadband (150Mb), TV, factor, cleaner (every 2 weeks).

I have recently taken early retirement. But I currently spend about 4 nights away at my partner's. She sometimes comes here for a night or two.

I like to cook. I'm a singer in my spare time, so sometimes rehearse at home. I travel a fair amount.

I'd prefer professionals, sociable, but not party animals.

Advice based on previous experience: If you don’t have a profile on spareroom, or if you haven’t given much information about yourself, that’s a disadvantage to you in the selection process.

Just to be clear on a few points,
- you would be sharing the flat with me: I live here part-time. Many weekends, I am away, so you would have the living areas to yourselves.
- the room will be available from now until the start of August.
- while I love animals, the flat really isn’t suited to cats or dogs (for one thing, I’d be terrified about a cat slipping off the balcony wall);
- I really can’t accommodate couples with babies, I’m afraid.
