Hello, I'm looking for someone to move into my spare room after a good friend has moved out to get his own place. It's a beautiful flat that I'm lucky to have. I work quite a lot, so someone also chasing a professional career would fit in well. At the weekends I like a run, a board game or a beer.

The house has a beautiful entrance and equally good views across the park from the living room. I have an eclectic bunch of furniture from local antique shops giving our shared spaces a cosy atmosphere. I'm sociable and have designed the flat with guests in mind. We have fast Wi-fi, a through-house Sonos system and a gas fireplace.

The kitchen is well equipped with gas hob, new washer/drier and coffee machine. The bathroom has a good shower and a free-standing bath. Your bedroom has plenty of storage space in a large closet and a proper mattress. For peace of mind I have had the plumbing, gas, fire safety and electrics assessed and modernised up to the council's rental licensing standard.

Leith is a friendly place to live with a community feel. There are a dozen good pubs, bars and restaurants within 10 minutes walk, and a tram stop is 100m away, as are Tesco and a gym.
