The location puts you in Leith close to excellent pubs and restaurants and other amenities in a dynamic suburb of Edinburgh. To give "perspective" you are a 25 min walk from Waverley Station but there is a bus into town that stops just outside the flat and tram and other bus services just a short walk away.

In the flat you have access to a fully equipped kitchen with a microwave and dishwasher, a washing machine and also an outdoor area with seating. The living area is cosy and comfortable and there is a big dinning table that can double as "office space" for any work from home days. Broadband is available throughout the flat. The en-suite bedroom has a built in wardrobe and also has a 43 inch Ultra HD Smart TV with built-in Wi-Fi and Freeview which you can cast to. There is a Tesco superstore within easy reach and an excellent convenience store five minutes walk from the flat.

Not a huge amount of house rules but kitchen hygiene is *paramount*. The is no food waste bin because there is no food wasted ! Please take note of this. The kitchen is expected to be clean after use with no food waste in the sink. The living area is open plan so to be always kept free of unwanted odours from the dustbin !

Parking is in a secure gated area with fob entry and the parking spot is just by the back door to the flat.

Council Tax, factoring, broadband and parking are included in the rent. Gas and electricity bills are shared equally but are extra. Bills clearly are higher in the winter but depend on your usage and the median you can expect is around £50.

Age, gender, orientation is your business, but ideally vegetarian (or pescatarian) and must be cat friendly. If you are able to feed the cat from time to time, nothing unreasonable asked or expected, that would be a serious plus.
