En-suite room available in Leith

Hello! I’m Callum. I’m a 31-year-old civil servant and part-time PhD student at UoE. I’ve recently purchased my first property in Edinburgh and am looking for a flatmate for my lovely flat in Leith. My job involves a LOT of travel, both down to London and abroad. Functionally, this means that you’ll have the property to yourself most of the time. I will be in Edinburgh for about a week a month, possibly less.
The room comes fully furnished with a king-size bed. The flat itself is modern, warm, spacious and light. The living room has a TV with Netflix, Prime, NowTV, Disney+. There’s a parking space for one car (I don’t own one!) The flat is pet-friendly (except snakes or spiders!).
I’m looking for a working professional in their late 20s to late 30s to share my home. Happy to rent to couples, too. As you’ll have the place to yourself most of the time, the rent is slightly higher than other flat shares in the area, but still cheaper than a one-bed with bills included. Master’s and PhD students welcome, but the rent is inclusive of council tax and is non-negotiable!
I’m social, reliable and easy-going as a flatmate. I’ll occasionally have friends over for dinner when I’m back, but very much not the wild house party sort anymore.
