New flatmate wanted! ✨

I'm looking for someone to take the other room in a two-bedroom flat on Easter Road in Leith. Rent is £650 per month excluding bills (this may go up slightly with new lease). It's a big bedroom with king bed, very spacious furnished flat, separate living room and huge kitchen/dining.

I’m looking for someone to be on the lease and who’s planning to stay long term. Start of tenancy window is ideally between 17-25 August.

Bills are on top of the rent, there’s £85 council tax each per month (Band C), plus about £12 for internet each (though this is in my flatmate’s name so may change), and energy bills are around £35-40 each in summer and go up to around £65-ish in winter.

Would be living with one friendly queer woman, mid-thirties. I work full time for a charity and have lots of hobbies. I love socialising but mostly outside of the flat, sometimes having one or two people over for a cuppa/meal/film. Happy for the other person to have pals over sometimes but not keen for it to be a party flat. It’s very much my safe space to relax and rest. I would love to live with someone who wanted it to be a homey vibe, to share meals and chat or watch a film together sometimes but who is also happy with alone time. Looking for someone kind, chill and respectful, preference for queers/over-30s/vegans or veggies.
