Double room next to Leith Links

Hi all, I am moving out of our flat as I will be moving to England for a PhD. I am looking for someone to take over my room.

It’s a gorgeous double room with a comfortable bed and built-in wardrobe. There is a shared living room and kitchen with a TV, most amenities (no microwave) that look straight into Leith Links. It’s a lovely, quiet space which I am very sad to leave.

It’s the perfect location to walk to Leith, Leith Walk and even the centre (54ish minutes). The tram is a 7-minute walk away and there’s a busstop right in front of your doorstep as well as a Tescos a 5-minute walk away. Pubs and cafes to hang out in are plenty and the neighbours are lovely as well.

You’d be sharing the house with my roommate Stine who works from home full-time and has her own desk in her bedroom. She’s quiet and kind and has her own life and friends here in Edinburgh. However she’d be happy to become friends with the new tenant and go to markets together, invite friends over for dinner and watch movies. She’s mainly vegan but occasionally eats meat if it’s in the discounted section or wild. We both have degrees in Environmental Science and she’s passionate about wild camping, owls and nature :)

The perfect tenant is clean, friendly, sociable, has their own life already but also happy to live in a space where you can become friends in.

The letting agency prefers professionals as you’ll need a reference from a previous landlord, a credit score and need to be comfortable with supplying income statements and other information.

I currently have a dog, so pets may be considered but this would need to be discussed with the letting agency. We needed a reference from a dog sitter and proof that he’s a friendly dog/does not bark.

Upon moving out the space will be professionally cleaned and the same will be expected when you move out, especially if you have a pet.

Rent is £750 GBP per month - bills (wifi/council tax/energy) will be around £200 extra (about £935 per month in total).

Parking is free on the surrounding streets.
