Double bedroom available in two-bed flat in Leith

I have a double room to rent in my beautiful top floor, two-bed flat in Leith from 1st October - it’s two minutes walk from the Shore so excellent bus and tram links, also tonnes of shops, bars and restaurants all within walking distance. I’ve recently decorated the lounge and my bedroom and am planning to paint the second bedroom in the same colours so I hope you see the vision! There’s a kitchen, lounge and bathroom you’d be sharing with me.

A bit about me: I’m 28, I work in public health and I work from home. I love being outside (so camping, day trips to beaches, forests, lochs etc, love a wild swim too!), basically anything nature-related. I also love art and anything creative. I like cooking and it would be nice to have a flatmate to share some meals with sometimes or have some wine and cheese of an evening - ideally I’d love to be friends with whoever moves in and be able to hang out, whilst respecting each others time and space🫶✨

A bit about you: I’d be looking for someone who is a similar age to me, so 25-32 would be perfect. Because I work from home, I’d like whoever moves in not to so we’re not on top of each other! Happy to have a PhD student join me who is willing to contribute to the council tax. It would be great if we shared some similar interests but not essential, as long as someone is friendly and kind then we’ll get along just fine😎 I’d have a lodger agreement in place that I’d share which would need to be signed.

I’m not looking for the flat to become a party flat, more keeping the vibes homey and cosy and warm, and I’d expect a level of cleanliness to be maintained to help keep it a space we want to be in (nothing crazy, but basic things like not leaving dirty dishes for ages and cleaning the hob if food spills whilst cooking etc, normal stuff!)

The rent would be £600 and then the bills would be £150 (happy to go through the breakdown of this if we have a viewing but the council tax brings this slightly higher as we’d only be splitting between two - council tax band A)
