Double Room available in 2 Bedroom Leith Flat

Hi there,

My flatmate Elena is moving out to move into her own place at the end of this coming month so advertising her room to let. The flat is located right near a tram stop and is about 5 minutes from a small Sainsburys and 10ish mins to nearest Lidl / large Tesco. The flat gets a lot of natural light which I hope you can see by the abundance of plants that I keep!

The flat is a good size, especially a nicely sized kitchen which features an electric hob and not gas unfortunately. But we live. We don't have a tv or anything, but you should be able to spot a large projector mounted which is perfect for movies. I work in install for galleries, mainly sound and projection, so the living room is cozy and kitted out with nice speakers, a record player, etc. Kitchen has all the expected amenities (dishwasher, washing machine, oven, fridge) and a really nice bench type table are the far end.

Bedroom is a decent size and also comes furnished with a bed, bedside table, wardrobe and closet. Have some spare shelving too that I can put up if you want!

The rent is 625, and with bills (electricity, wifi, council tax) it's about 775 a month. It is going to be increasing this coming December by 100 for the whole flat rent (1250 to 1350, so 50 each), but I've lived here for over 2 years now and it's the first rent increase we've had.

A little about me. As mentioned, I work in the arts. Freelance install mainly but also work part time shifts at a local gallery here. I love reading and I am returning to finish my PhD in the new year (restarting January) in literature. Love film and music too, and am very sociable so enjoy a nice chat. Elena was a lot more introverted though, so don't worry! I understand the need for some alone time and privacy and value my own also! I love hiking and photography also, have a PC connected to my projector to watch movies on, but I also play some games when I have time which is rare atm. I do smoke but never in the flat and I'm trying to quit. I love a wee drink but am also 32 now so like a quiet night too haha.

If you've any questions about the flat, the room, or me, then just ask away! Cant organise flat visits, but would probably be mainly during the evenings if that's alright because I'm working most days (including weekends) this month.
