Rent: £800 pm including bills (Council tax band C, TV license, Wifi, G&E). Happy to do £650 plus bills if preferred. Deposit is 1 month's rent.

The room: a small double bed (4ftx6ft), with 8 drawers, wall shelving, a bookcase, hanging rail, radiator, and mirror. Happy to remove any furniture if it's not required.

Location: North end of Restalrig Round. <1 min walk to Leith Links, 10 minutes to the Foot of the Walk, 15 minutes to the Shore. 20~30 mins to Waverly and 10~20 mins to Portobello on the bus. Streetside parking (flat's just outside the permit zone).

Shared rooms: bathroom with a mains fed overhead and handheld shower, and bath. Kitchen diner with electric oven and gas hob. Separate living room with Netflix, Amazon, Disney, & Dropout on the TV. Also a small double guest bed in the box room for friends visiting from out of town which you'd be welcome to use. Large garden and attic shared by 6 flats (attic's good for long term storage).

About me: I work from home most days so I'm around during the day. Relatively tidy but not obsessively. Hobbies include board games, MTG, D&D, climbing and skiing.

No pets and no smoking indoors.
